Sustainable Oceanfront Architecture

DESIGN

A masterpiece of modern architecture nestled along the breathtaking oceanfront of Maui’s North Shore.

The bold and clean geometric shapes bathe the interiors in natural light via unobstructed walls of glass. Inspired by globally-renowned architects and ancient design principles, minimalist aesthetics provide for multi-functional spaces and visually pleasing storage solutions including sliding shoji doors made from exquisite Hawaiian curly koa wood to create a “box within a box.” All of the heirloom-quality woodwork was custom crafted locally, adding warmth and sophistication in the form of functional artwork. The Japanese zen-garden living roof enhances the endless horizon, and all design decisions were hyper-focused on amplifying the panoramic ocean views. Italian porcelain tile, lava rock accents, and ipe decking seamlessly blend with the tropical North Shore landscape, creating an inviting, yet durable exterior that merges with its surroundings.

INSPIRATION

The award-winning design is a complex yet refined structure, described as "the most complicated jewelry box" by the builder.

Architectural inspiration draws from various sources, each contributing unique perspectives on the relationship between built structures and their environments. Marcio Kogan's Paraty House in Brazil exemplifies sustainable design and clean energy, evolving basic shelter towards future needs. The project aims to stand out against nature rather than mimic it, yet it seamlessly becomes part of the landscape, emphasizing the relationship between man and nature. Tadao Ando's philosophy of "nothingness" and empty space highlights the beauty of simplicity, utilizing natural light and structures that follow the natural forms of the landscape. The Edith Farnsworth House near Chicago, designed by Mies van der Rohe, presents an uninterrupted glass cage that brings the outdoors in. Japanese architecture was a significant influence in a variety of components, from sliding shoji doors to create a “box within a box” to the zen garden roof to the purposeful placement of the minimalist residence in harmony with the environment.

The 400+ hour design process was a collaborative effort between the owner and architect Peter Niess of Maui Architectural Group. It involved extensive observation and site testing, including setting up a weather station and a wind simulator to determine the home's ideal placement on the oceanfront acreage. The goal was to create a livable sculpture, a self-sustaining, sculptural building with an endless panoramic view.

LIFESTYLE

Embodying the elegance of simplicity, the residence is a livable sculpture in harmony with its natural environment.

Two rectangular boxes cantilevered and offset comprise the detached home and office structures, oriented to immerse the resident in the ever-changing palette of makai and mauka views. Bordering a large tract of state land, the fully fenced and gated acreage is secluded at the end of a country road. This serene off-grid retreat includes a bountiful citrus orchard and shoreline access nearby. The innovative "wind catcher" structure harnesses the tradewinds, providing natural cooling and ventilation to complement the whole-house dehumidification system. High-speed fiber optic internet and app-based remote operations systems ensure an eco-friendly lifestyle without compromising on modern comforts. Retractable screens, remote-operated shades, and a 730 sf garage are additional conveniences. A neighborhood well provides water for agriculture and a propane back-up generator completes the low-maintenance property. A generous lava rock outdoor shower epitomizes indoor-outdoor Haiku living along with durable wood-stamped concrete flooring throughout. Plans for a pool and additional dwelling concept are available for those who desire further expansion. With its meticulous collaborative design, sustainable features, and panoramic ocean views, this property offers a rare opportunity to embrace a lifestyle that is both luxurious and aligned with Maui’s raw natural beauty.

"The current housing market on the North Shore of Maui, especially for oceanfront properties, remains highly competitive. Demand continues to be strong, driven by the area's dazzling landscape, seclusion, and desirable location for outdoor recreation, leading to elevated property values and limited inventory."

"In addition to high design in this stunning direct oceanfront location, the woodwork in the home is irreplaceable and one of the most unique features. Local artist David Fitch utilized prime specimen Hawaiian koa wood to create custom sliding Shoji doors, a conference table, kitchen backsplash, and a moveable bar-height kitchen island, all with remarkable precision."
